Description This position serves an integral role in building and maintaining the client relationship for a national parking portfolio. This highly visible and strategic position requires that the representative perform their duties at the client corporate offices in Indianapolis, IN.
Job Summary: The National Account Representative provides a company presence in the client’s corporate office. This representative will work closely with the company and the client to address and handle many facets of the contract and will lead company initiatives.

Primary Duties:
• Serve as central contact point between executive and field management with client personnel
• Prepare and distribute budgeting, financial, and statistical analysis on regular intervals.
• Act as technology guidance and review coordinator for various projects. Become informed, review, and provide a vetted and scaled down overview with recommendations and reasoning.
• Perform contract administration duties that include moving the contract along defined path of progression ensuring all phases and proper channels are complete.
• Comprehensive documentation of accepted process design and best practices prepared for annual review.
• Monthly accrual projection of portfolio performance.
• Production of monthly occupancy / usage reports for client.
• Provide company perspective and logistics coordination for new and existing projects.
• Work in conjunction with company to develop pro-forma and budget forecasts for new properties and new locations
• Work with company to source and qualify third-party operators when project is out of company’s scope
• Coordinate and manage various seasonal and promotional programs
• Coordinate and manage partner sponsorships, working directly with on-site property management and other client partners.
• Implementation and regular evaluation of price elasticity, demographic and economic trending for portfolio
• Coordinate and manage operational start-up of new services and locations
• Coordinate and manage operational start-up of AmeriPark managed garage operations
• Evaluate, implement, and maintain company standard branding initiative.
• Supervise financial reporting for portfolio – review all management invoices submitted to client for accuracy and varying trends on a monthly basis.
• Regularly perform statistical analysis on company performance metrics and report to client and company.
• Assist with design and planning of marketing efforts for location specific projects and objectives.
• Analyze empirical data for forecasting and goal definition.
• Create and distribute RFPs, as well as reviewing and analyzing responses.
• Maintain and study expansion and contraction (Blocked and Occupied) reports as they pertain to each location

Requirements Knowledge and Skill Requirements:
• Strong analytical and statistical skills including the ability to gather and analyze data, develop solutions, project consequences/outcomes, and evaluate and report results
• Proficiency in MS Office Suite (Word, Excel, Power Point, etc.)
• Extensive initiative and ability to exercise independent judgment as well as the ability to work with minimal supervision
• Excellent verbal and written communication skills as well as strong interpersonal skills
• Ability to travel minimally

Preferences:
• Relevant experience in dealing with parking, property management or luxury services.
